There are two routes, and both take roughly 10 to 12 minutes. From the north end of town, take A1A north to Linton Boulevard, cross the Intracoastal, turn south on US-1 and continue about 2.5 miles. What You Can Try Before You Order

Sit on sectionals and sofas at different seat depths and note the depth on the tag; the difference between 36 and 40 inches is the walkway in a 14-foot-deep oceanfront living room. Open the mechanism on sleeper sofas, try the recliners, and walk around dining rooms set with round tables, rectangular tables and dining chairs. Design help is complimentary at the showroom and works well from a drawing: in most A1A buildings the units in one line share a plan from floor to floor, so the one in your closing packet is usually exact. Furnishing a Highland Beach Condo

Wide but shallow living rooms. Most oceanfront units in Highland Beach put the living room along the balcony wall, so the room is wide across the sliders and short from the glass to the interior wall. A deep sectional from a suburban family room can leave almost no walkway. Measure from the slider track to the opposite wall, subtract the walkway you want to keep, and what is left is the maximum seat depth plus back thickness you can use. Sofas with lower backs and a chaise that runs parallel to the view usually work better than a bulky L that turns its back to the ocean.

Sun and salt air. A wall of east-facing glass means strong light through the morning, and a balcony that is open more months than not lets salt air in. Choose upholstery with that in mind, rotate loose cushions, keep leather out of the patch of direct morning sun, and wipe salt film off metal finishes near the sliders. Custom window treatments, including motorized solar and roller shades made to the opening and professionally installed, are available through the showroom and cut glare without giving up the view.

Wall-hung media walls. A television on a stand rarely suits a condo living room where every wall is visible from the sofa. Custom wall units are built to the exact width and height of your wall, with a panel for the screen, closed storage for what a downsized home still keeps, and open shelves only where you want them. Ask management what may be fastened to that wall; the final measurements are taken at your unit before fabrication.

Guests who stay a week. Highland Beach households see family for the holidays and friends for the season, often in a second bedroom that is also the office. A good sleeper sofa or multifunction piece keeps the room usable as a den and gives guests a real mattress. Try the mechanism in the showroom, because opening it should not require moving the coffee table every night.

Dining that seats visiting family. Condo dining areas tend to sit between the kitchen and the living room with traffic on two sides. A round table clears corners in a tight space, and a longer rectangular table seats the whole family at Thanksgiving.
